Privacy policy

Last updated 16 September 2026. Northern Dream Homes ("we") is the data controller for personal data collected through northerndreamhomes.co.uk and the branch inbox.

What this website collects

This website does not set cookies or run analytics. Property listings, build progress and quotation rates are loaded from files hosted on our own server. The quotation tool runs in your browser; your selections are not transmitted anywhere until you choose to send them.

When you contact us

Viewing and valuation requests open a pre-filled email in your own mail application. Works quotations, remodel quotations and approved-trades registrations can be sent directly to our branch inbox, a small database on our own server in Germany (Hetzner), or by email if you prefer. In either case we receive your name, contact details and the message content: the property or home described, the packages, quantities and materials you selected, and any notes. We use this to respond to your enquiry, arrange viewings or site visits, and, for fitters, to maintain our approved trades list. The lawful basis is our legitimate interest in responding to enquiries and, where you instruct us, performance of a contract. Submissions are rate-limited and a hashed, truncated copy of your IP address is kept for abuse prevention only.

Retention

Enquiries and branch-inbox records are kept for 12 months after our last contact, or for 6 years where they relate to a completed sale, tenancy or works contract, as required for tax and consumer protection purposes. Closed inbox records are deleted automatically after two years at the latest.

Sharing

We share information only with parties needed to progress your matter: solicitors, referencing providers, deposit protection schemes, appointed fitters (limited to the scope and access details) and portals where you have asked us to list a property. If you tick "share this scope with approved trades", the branch forwards the scope - property address, quantities, materials and budget - to approved local tradespeople so they can quote. Your name, phone number and email address are not included; the branch introduces you to a trade only once you accept a quote. We do not sell personal data.

Quotations and build progress

Quotation figures are indicative estimates computed from published measurements and typical local rates. They are not offers and do not bind us or any fitter. Build-progress dates are programme targets updated after site inspections. Images labelled "virtual staging" are computer-generated illustrations of proposed finishes and are not photographs of the property in its current condition.

Your rights

You may ask for a copy of your data, correction, deletion or restriction of processing by emailing info@northerndreamhomes.co.uk. You can also complain to the Information Commissioner's Office at ico.org.uk.

Complaints

We are members of a government-approved redress scheme. Write to the branch manager at 12 High Street, Scunthorpe DN15 6UH in the first instance; we acknowledge complaints within three working days and provide a final response within 15 working days.
